Thiruvanmiyur

ChennaiOMR north600041

The last old neighbourhood before OMR turns into a construction corridor.

A beach, a working railway station, temples with streets around them, and rents that reflect all three. You are renting into an established neighbourhood, not a development.

Your deposit

A PG cannot ask you for more than three months' rent as a deposit, and must return it within one month of you moving out.

Section 11, Tamil Nadu Regulation of Rights and Responsibilities of Landlords and Tenants Act, 2017. On a ₹7,500 room that caps the deposit at ₹22,500. General information, not legal advice.

03 — At a glance

Thiruvanmiyur in a minute

The gateway
Where OMR meets the old city: the north end of the IT corridor and the south end of the Adyar–Besant Nagar belt.
A beach and a working station
Thiruvanmiyur MRTS sits opposite Tidel Park, and the beach is a walk from most of the residential grid. Very little else on OMR offers either.
Better piped-water odds
Thiruvanmiyur is one of the areas served by the older 100 MLD Nemmeli desalination plant, which puts it ahead of the corridor south of it.
04 — The practical stuff

Water, power and the monsoon

Water sourceServed by the older Nemmeli desalination plant, so better piped odds than the corridor south of here. It still varies building by building.
Power backupIn older buildings, check whether the backup covers the water pump, and how many usable plug points the room has.
MonsoonDecember 2023 is the benchmark for all of South Chennai. Ask what happened on this street that month, and about ground-floor rooms.

06The neighbourhood

What's around Thiruvanmiyur?

Temples, a beach, a railway station and a street grid that existed long before the IT corridor did.

The coast, five minutes away

The beach is what makes this stretch feel different from the rest of the corridor, with a walkable connection north to Besant Nagar.

Rail, road and the metro that isn't Corridor 3

The MRTS works today, and a Corridor 3 metro station is planned here. LB Road is the main road spine.

A neighbourhood, not a strip

Unlike most of OMR, daily needs are on foot: provision stores, pharmacies, markets and tailors inside the residential grid.

07 — Good to know

Before you choose a place in Thiruvanmiyur

01You're renting into an old neighbourhoodExpect older buildings, better trees, higher rent per square foot and very little parking. Some people want exactly this. Check the bathroom properly, not just the bedroom.
02Check which side of the line you're onCrossing the MRTS line and LB Road at peak hour adds real minutes. If your office is at Tidel Park, the station side is worth paying for.
03Ask about the water source anywayBetter area-level odds are not a building-level guarantee. Ask what this PG is actually on.

Answers

Thiruvanmiyur, answered

Is Thiruvanmiyur part of OMR?

It sits at the northern head of the corridor rather than on it. OMR proper starts at Madhya Kailash and runs south. Thiruvanmiyur is the established neighbourhood beside that head, which is why it feels like old Chennai rather than the IT corridor.

Will the metro come to Thiruvanmiyur?

A Thiruvanmiyur station is on Corridor 3, the Madhavaram–SIPCOT line, on the underground section between Adyar and Taramani. Nothing is running yet and the corridor is currently targeted for 2027. The MRTS station opposite Tidel Park is the working rail option today.

Is Thiruvanmiyur expensive compared with the rest of OMR?

It generally prices above the corridor south of it. You are paying for walkable shops, the beach, rail access and mature trees, and against that you get older buildings and no parking. The rent section above shows the distribution by sharing type with sample sizes.
