A 35-acre casting yard in Semmancheri produced the precast U-girders for the OMR viaduct, and a Corridor 3 depot is being built in the area.

Nothing large is inside Semmancheri. The ELCOT cluster is north and SIPCOT is south, so IT tenants here are mostly people who wanted a lower rent than Sholinganallur.

01Student PG or IT PG?The market splits sharply between student houses near the colleges and IT rentals nearer the OMR frontage. Rules, meal timings, gate timings and crowd differ completely, and a mismatch is the most common regret here.
02Semester leases cut both waysStudent-oriented PGs often price and lease by semester, cheaper if it fits your calendar and awkward if it doesn't. Ask what happens over the summer break and whether you keep the room.

Is Semmancheri good for Sathyabama students?
It's the closest area to the campus and has the corridor's densest student rental market. Sathyabama has its own hostels, so PG demand comes mainly from day scholars, students who've moved out after first year, and interns on placement.
Will Semmancheri get a metro station?
Two are planned on Corridor 3, and a depot for the line is being built in the area. Nothing is running yet: the stretch south of Sholinganallur is the slower half of the work and is tracking to 2027.
What's the difference between a student PG and an IT PG here?
Mostly rules and rhythm. Student places tend to have earlier gate timings, fixed meals around class schedules, semester leases and a younger crowd. IT places run later, accommodate shift work, and usually lease monthly. Both exist within a couple of kilometres, so ask directly.
