Padur

ChennaiOMR south603103

The affordable end of the corridor, and a commute decision rather than a preference.

HITS anchors the local rental market and prices here sit at the lowest band on OMR. From Padur, the northern office cluster at peak hour is a different order of journey. That's a maths question, not a taste question.

What's around Padur?

A university, the road north to SIPCOT, and the coast to the east.

HITS and the campuses nearby

HITS is the anchor, with SSN and Shiv Nadar a short way south at Kalavakkam and VIT at Kelambakkam. This stretch is denser in campuses than in offices.

SIPCOT, north

The nearest large employment cluster is SIPCOT at Siruseri. Anything further north is a substantially longer journey, which is the central fact about renting here.

07 — Good to know

Before you choose a place in Padur

01Do the commute maths properlyThe reported difference between the deep-south and near-north stretches of the corridor is around thirty minutes each way at peak hour. Multiply that by ten trips a week before you decide the rent saving is worth it.
02Student PG or working PG?Much of the local market is built around HITS timings: earlier gates, fixed meals, semester leases. If you're working IT shifts, check the PG actually suits that before signing.
03Check what's open at 9pm, and ask about water storageFood, share autos and shops thin out early this far south. The stretch is largely borewell- and tanker-fed, so storage capacity matters more than source in summer.

Answers

Padur, answered

Is Padur too far to commute to OMR offices?

It depends entirely on which office. SIPCOT at Siruseri is a short journey north. The Sholinganallur cluster is a real commute, and Taramani or Perungudi is a long one. The reported gap between the deep-south and near-north stretches is around thirty minutes each way at peak hour.

Is Padur cheap compared with the rest of OMR?

It sits in the lowest price band on the corridor along with Kelambakkam. The rent section above shows the actual distribution by sharing configuration with sample sizes, which is a fairer comparison than any headline average.

Will the metro reach Padur?

Not on the current Corridor 3 alignment, which terminates at Siruseri SIPCOT to the north and is itself tracking to 2027. From Padur, the metro will be something you travel to rather than something at your doorstep.
